Update: So guys I've managed to fix my problem, after multiple trials and errors.
Here's what I used for selecting and copying all HTML content:

Worked like a charm :) Have a nice day all!
For emails best option is to use "Template". Try it, it is meant for such situations.
@berubah already fix it just install another folder not default folder from bas installation
